THE JAMES M– USEUM MARKETS ITS COMMERCIAL SPACE FOR LEASE

ST. PETERSBURG, Fla. ─ With construction of The James Museum currently underway in downtown St. Petersburg, retail and office partners, The Sembler Company and Echelon Real Estate Services (ERES), are beginning to market adjacent retail and office space for lease.

The James Museum will be the new, permanent home of 400-500 premier works of art selected from the more than 3,000 pieces acquired over the years by Tom and Mary James. The 80,000 square foot museum will include over 30,000 square feet of gallery space; a 2,500 square foot, 2-story indoor sculpture court with an indoor waterfall; a Native American jewelry collection; a 120 seat theater; a 6,000 square foot museum event space, which will support both large events and breakout sessions; a significant catering kitchen; a museum store, café and high-end restaurant; as well as all of the spaces required to support and operate a 21st century museum of this scale.

In addition to the museum space, the development of The James Museum building will include almost 35,000 square feet of leasable space, owned by James R.E., situated on the East and West sides of the project, which will activate both of those corners along Central Avenue. The Sembler Company is leasing the ground floor retail units and ERES is leasing the Class A Office space located on the second floor.

Sembler’s Senior Vice President of Leasing, Steve Althoff, remarked on The James Museum location, “It is perfectly situated for retailers who could benefit from not only the 21,000 employees working within a 1-mile radius, but also the attraction of the art collection itself. Alongside the ONE St. Petersburg project, the museum opening will create a footfall gateway between Beach Drive and Central Avenue for many retailers”.

ERES is the exclusive agent leasing 20,769 square feet of Class A Office space located on the second floor of the building’s east side. Mike Talmadge, Executive Vice President of ERES, is currently interviewing prospective office tenants. “The James Museum building is a strategic location in the center of downtown St. Petersburg with close proximity to I-275 and a growing workforce. High end Class A tenant finish build-out, together with generous on site parking will be a huge draw for many companies,” Talmadge said.

Occupancy of the retail and office space is anticipated to coincide with the official opening of the James Museum in early 2018.
